When buyers calculate affordability, they often focus on the down payment and monthly mortgage payment. Those are important, but they are not the only costs involved. A smart homebuying budget also includes closing costs, moving expenses, and the first wave of ownership costs after possession.

Closing costs can add up. In Alberta, buyers do not pay a provincial land transfer tax like buyers in many other provinces, but there are still land title registration fees, mortgage registration fees, legal fees, adjustments, insurance, and other costs to consider.

As of October 20, 2024, Alberta’s Land Titles Office applies a levy of $5 per $5,000 of value for both land transfers and mortgage registrations, plus the base fee.

Common buyer costs may include:

  • Legal fees and disbursements
  • Title insurance, if recommended
  • Land title registration fees
  • Mortgage registration fees
  • Property tax adjustments
  • Home inspection fees
  • Appraisal fees, if required by the lender
  • Moving expenses
  • Utility setup costs

Do not forget immediate ownership costs. After moving in, you may need tools, window coverings, furniture, appliance repairs, paint, locks, or seasonal equipment. These expenses can feel small individually but add up quickly.

Condo buyers should also review monthly condo fees, reserve fund documents, bylaws, and any upcoming special assessments. A lower purchase price does not always mean lower monthly carrying costs.

First-time buyers should explore savings programs carefully. The First Home Savings Account may help eligible first-time buyers save for a qualifying home, but buyers should confirm eligibility, contribution limits, and tax rules with a qualified professional or official government source.

The best budget is not just about getting into the home. It is about being comfortable after you get the keys.

Before making an offer, ask your mortgage professional and lawyer for realistic cost estimates. A little planning upfront can prevent stress at closing.
